I use zero grace days and highlight it at lease signing so there are no surprises for anyone. 

I knew it was going to need $ put into it and some weeding out of marginal characters but was surprised when I found out there were 391 police calls there last year and 112 thus far this year.

I can't say that for sure, but I wouldn't be surprised.

You need to make absolutely sure you are permitted to do this conversion with the powers that be; if not, you'll eventually get a rude surprise when a disgruntled tenant or neighbor rats you out.
