I'd say $100/sf for a gut rehab, including new electrical and plumbing and roofing, some wall moving, maybe 50% new drywall throughout, new mechanicals, and all surfaces was a good estimate in 2018/19 for a 1950/60 era in San Diego IF you're GCing yourself and using licensed guys for the key trades. 

G Suite  - a notebook, a badass surface laptop and lots of hope :) No just kidding, just plan well, make a detailed materisl list and go for it 

This gives the tube more surface area to transfer heat but it also causes portions of the tubing to become thinner.

It's quite the fashion around here, you see it in a lot of upscale apartments and condos.

I've found spraying big old fashioned casings and crown to be worth it.

On the surface it apparently shows what you defined, however when you get to it, what matters is Full approval.

I wire-brushed the surface, painted again and adjusted the sprinklers.  

Looks good on the surface, but haven't read though the other 15 or so pages yetSB 493 add a few more procedures to being a private lender.

I've never had any issues with tenants being concerned about wall surface material as long as it's painted and looks nice.
