Mario Casarez $170K for a full gut rehab in So Cal. Is it reasonable?

I'd say $100/sf for a gut rehab, including new electrical and plumbing and roofing, some wall moving, maybe 50% new drywall throughout, new mechanicals, and all surfaces was a good estimate in 2018/19 for a 1950/60 era in San Diego IF you're GCing yourself and using licensed guys for the key trades.

This gives the tube more surface area to transfer heat but it also causes portions of the tubing to become thinner.

@Patrick D. ranking for something "meaningful" above the sites you mentioned isn't really difficult for professionals who know how to rank and have the resources to do so :)I don't want anyone to be discouraged like its not possible or realistic because it certainly is...there are a lot of dynamics involved BUT with good ol fashion hustle, creative thinking and possibly strategic partnering, anyone can rank.but i get where you're coming from and I hear that a lot lol

I've never had any issues with tenants being concerned about wall surface material as long as it's painted and looks nice.
