Indy's population growth between April 2010 through July 2018 was 5.7% which is a healthy growth rate.

So I don't mind to support the property for this time.

Or if the location supports it, get the Cadillac one for 60-70k all in and rent for 2-3k.

If the comps support an additional bedroom adding $25k+ in value, I would do it.

So my parents are separated in age by 14 years and my father's health is declining a little more rapidly than expected. 

Even though you have large search radius, at the end of the day most of the support an agent provides for you will focus on understanding buildings/layouts, analyzing deals and providing comps, and then making sure your transaction is logistically smooth. 

You dont include the mortgage as an expense.. only on a cash flow analysis..But I can understand why you included  Hi Hai,This property is in Moncton, NBThe market does seem to support an increase in rent.
