Hi Rayetta, I am still figuring things out and, like  you, studying as much as possible.

I'm in the process of studying and reading right now but I'm scared to go to far and miss the start button... mostly I'm doing this because I'm nervous about the actual credit and loan side of the whole operation.

On top of these, AT &T made their study and survey in the area and picked your spot.

Study marketing, especially direct mail masters like Halbert, Kennedy, et al.

I am currently in the process of getting my CA architecture license and am working at a firm full time but quickly discovered the 8+ hour work days in hope to retire at 65 is not for me.

I went through Illinois Realtors:http://www.illinoisrealtor.org/education/prelicens...Did the Home Study for the 75 hours, then a webinar class for the 15 hours, about to take my proctored exams and then onto the state test.

But studying 100 properties in any area BEFORE making an offer will make you better than a rookie and you will make a good offer.Worst thing they can do is say, NO.

As a wholesaler/investor I went through the process of studying the courses and passing the state and nation real estate exam.
