I like to underprice and allow the market to pull my prices up, the reasoning is time, it's the quickest path from the list to sold/rented, and it allows me the opportunity of selection as I am in multiple offers in such a situation which then affords me to gain my best profitable terms, terms which will later convert into money via savings.
