@Christopher Munn  Kind of hard to answer because the correct direction has multiple pivot points I would take with more information  so I only tell you step oneFirst I would get another Hvac contractor opinion Let me cite some statistics in my own life 75% of the time in AC contractor goes into a tenants house and tells me that the thing needs to be totally replaced instead of fixed I find somebody else who tells me they can just fix it good enough. 

Cleaned up the landscaping, cleaned up the cabinets and countertops, installed tile in the bath and kitchens, new HVAC, leveled the foundation, ect.

To seasoned investors/ syndicators and passive investors that invest in large multi family properties: What are the main statistics in the demographics that you look for?

Over the course of the last year I have completed 2 extensive apartment rehabs, 1 light rehab, exterior paint job, landscaping, new roof, water sealing basement and tons of other improvements here and there.

.$30 month for landscaping but for 6 months of the year so comes to $15/mthLender said it will be $5316.45 (Title, lender costs $895, origination costs, title insurance $2150, appraisal costs, gov quoting costs), discount point $2271 so I will need approx $30,000 to close. 

FYI, we did put on a new roof, new AC, new kitchen, new flooring and landscaping - all done by vendors.

Purchase price: $300,000 Cash invested: $95,000 tore town a wall dividing living room and kitchen, turned it into an open floor plan with new everything (floor, bathrooms, roof, paint, landscaping, deck, etc.)

Now add a worn roof...outdated windows....dated cabinets....overgrown landscaping....  

It could be more or less than this number, but these are the general statistics.
