@Darrin Carey touched on a great point that I wanted to make: Getting your Real Estate License will not necessarily make you a better/smarter/faster/cheaper investor - the two skill sets are completely different.As an agent, you'll learn the concept of agency (representing the interests of another party in a transaction) and the associated laws in your state, and you'll learn the inner workings of the "closed ecosystem" that is the MLS.

You may be able to leverage those skills in exchange for some investor mentoring.

You will do fine.One thing I'd recommend is - brush up on your sales skills, if you are not already a good salesman.

In other words, it appears the previous owners had someone who was very skilled paint the house.  

Some GCs are not good at scheduling, in fact most handyman type don't have that skill.

We didn't have the skill to install $90k worth of custom copper roofing :)

It's also a good idea to start crunching numbers on any prospects - important skill to build to help you evaluate potential investments.
