You can also muddle though the instructions for IRS form 1040 Schedule E and IRS Form 4562.

MF Properties don't fluctuate as much some other parts of the country have in the past few years, but we have stable, steady growth. 

+I do not see expenses for garbage, lawn care so this raised more questions.What they do have is maintenance , repairs and taxes.For example, is asking for a Schedule E tax return to much to request ( to make sure I am accounting for all expenses.)The properties are fairly newer built 2005  so i dont expect for Repairs to be as much as well...Any information wouldd be helpful

The built in shelf in the second pic used to be a door to the home.What made you interested in investing in this type of deal?

You mentioned flip in your post so I thought you were deciding between rentals/flips.I agree with Scott E 100%.

Pros - Rents are more stable and likely better rent growth.

Some things stay the same (we tend to use off the shelf cabinets from Lowes) and LVP (from Home Depot) and then see what the builders closeout stores have for other items which are often 50% + off. 

Worth looking into if you are filing E forms.
