The liens may have been settled or may be settle by the personif they're amenable to helping you secure a clean title.Did you not check title prior to the purchase, or at the latest prior to investing in the rehab? 

What is your note purchase price compared to the actual value of the collateral securing the notes?

I prefer spending slightly more to secure occupancy/returns or at least that's my theory. 

Hello experienced BP'ers,When you purchase a property, is it possible to transfer the warranty for appliances/HVAC/security systems etc. over to your name? 

Another challenge is having the capital to put down to secure the property and have enough left for all the contingency factors I must take into consideration.  

Along with what they said, I would arrange with the seller to immediately have security cameras with audio installed in all public areas.
