1) You will have to meet the banks underwriting requirements just like any other borrower. ie W-2 income, credit score, Debt to Income ratio etc.2) Since you have roughly $5k equity already, now you need only $15k plus lenders fees.

You just fill out what criteria you want a tenant to meet (i.e. lowest credit score you'll accept, if they've been evicted in the past X years, etc.), fax/email the rental app and they run the check.
