I think most investors who really want to scale get to where they eventually start looking outside of their current market! 

The reason for the gap between entry level tract and million-dollar custom builds is that outside of the large scale developers, construction costs range from $150(rock bottom)-450(luxury) per square foot with 250 being about the price you can expect to pay for basic builder-grade finishes.

They have already stated that they want to repeal the new corporate tax cuts which could be enough to tip the economic scales and start the downward slide. 

That's why you only really see SFR (highest prices) and large MFR (big economies of scale) getting build. $80k all-in sounds VERY cheap for a duplex, even when you're doing a bunch of the work yourself.

Even more, when looking at what jobs make up what income brackets in density look at this study (2014 so little dated), Laborers are low on the scale and Truckers range greatly up and down the scale.

The person with their "rapid scale up dreams" in 25 Arbitrage units may find themselves underwater in bankruptcy court.  

Probably not enough to tip the scales vs. investing in US, but just curious to get your thoughts. 

Through this, we have been able to scale into multiple markets including Dayton, Memphis, Montgomery, Toledo - and expanding to Indianapolis, Cincinnati, Chicago, and Cleveland. 

Now after acquiring several SFRs I want to scale and think multifamily is the way to go!

At first I was planning on this house being a 3-5 year project where I could then sell in order to scale up to a better house as a primary residence, however I am also debating holding it and renting it out to start my re-occuring income.
