The property itself is in good condition; new roof 3 yrs ago, 3 phase elec, solid HVAC, 16ft drive thru, 2 roll ups, 2 docks. needs no current upgrades(technically, everything except roof, structure and parking lot is tenants responsibility).

@My Lo,First, if you have a 401k with your current employer you are most likely not going to be able to do it, typically current employer 401k can't be rolled over until you are either no longer employer or reach a retirement age.If your 401k is with the past employer then you are free to move those funds into another retirement account.

Most of the time when they call themselves "wholesaler" I tend to roll my eyes and move on:) That appears to mean "new", "inexperienced", and "no money" in most instances.

I figure that if I can review the current rent rolls and they are paying timely, then the credit score does not matter to me (even though it does matter to me upon selection of a brand new tenant).
