As long as there are no neighbourhood complaints, all seems to be allowed to roll along ... given upwards of 70% of properties in the neighbourhood are student housing, opposition is slowly "aging out" of the area.  

:)I would get yourself some education on alternative methods of finding deals, it's fun and from what you mentioned it appears you like rolling your sleeves up, researching, etc. 

It would still be undervalued on the tax rolls if the went up another 500% next year.
