I have literally had a full bath completed, paid an after work completion permit, had the inspector walk in and flush the toilet, and then walk out...In downtown Seattle, that one toilet flush costs $600...there are times its ridiculous.

If you want to get involved in real estate wholesale options, contracts or do a quick cash deal (something that can have title insurance nothing exciting or risky) and have at least three exit strategies (wholesale, retail or hold as a rental) if the deal does not meet all three criteria walk away or come up with another exit strategy.The fact of the matter is you can probably pick up a lot of business by marketing to investors however they will have you showing/previewing 100's of high distress properties and writing ridiculous offers all day long. 99% of the investors I know hold a real estate license however they are always open to grunts to do the busy work.
