We're looking at renovating 1/3 of the train station into a museum (the organization who owns the land) and 2/3 into leasable office and retail space.

A contract with a Realtor to list a property is a different contract and situation; usually for properties ready for the retail market.

The first floor has 4 retail spaces, the upstairs housed apartments abandoned in the 1930's.

Also, if you're good at crunching investment numbers, that will also help - I found that most folks are either retail, or don't actually understand investment numbers and how that works.  

We can sell in what is still a very hot retail market due to low supply, or we can rent if that becomes necessary (or even potentially sell it as a turn key).

Would it be nice to buy stocks now at 20-30% off "retail" price with a few clicks rather than wielding a hammer and paint brush and/or chasing down contractors and unclogging toilets?

If you're going to sell it retail to a primary home buyer.... you will need to get your tenant out/not renew their lease and spend some money sprucing it up. 

I think there will be a large impact on retail, restaurant, hospitality, student housing, and office properties.

Retail buyers were clawing for houses when I brought last year (bidding wars) that has since come to a screeching halt.

Retail home sales have remained steady, as have home prices.
