Admittedly the tone may have been more confrontational than necessary, although I did try to preface with the fact that I don't have any direct knowledge of the matter to avoid giving others the wrong impression.Back to the meat of the subject - the flow of your deal certainly makes more sense as you lay it out more fully, namely that you were fully transparent with the seller throughout the process - which is a great best practice and example for others to follow.I would still caution newbies against language such as "selling through a wholesaler".

I ask this because, I could use that extra $2,750 right now vs having to pay it in out of my own pocket for the down payment ( this assumes that the property will be sold to me, at a price of  $55,000  Thank you again for the help - Michael

Most of the trim (baseboards, window boxes, door casings) had been scratched and chewed by the dogs and was ruined.Being long-term tenants (~9yrs) the finish flooring would need to be replaced anyway, but the amount of damage to the subfloor - particularly on the ground level necessitated removal of the entire subfloor.The bathroom vanity was in rough shape and there was a mysteriously missing square of drywall from behind the toilet (earlier pictures from when we purchased the property showed no hole behind the toilet).The carpet on the stairs and in the closet under the stairs was originally a light green in colour (with traces of red).

I felt that there was no more upward mobility for me at work, and with both my wife and putting in 11 hours a day so we could afford to live in one of the few useable school districts for our son (that we weren't seeing for more than a couple hours a day), we felt it was time to realize the appreciation on our house and jump ship.

If I were going to do wholesale I would probably shoot for closer to 65% ARV I would imagine 70% wouldn't leave enough meat on the bone for the end buyer.
