DSCRs are ideal investment loan products since I have clients who 6 or more investment properties and all that matters to get the next loan is the borrower credit score, down payment amount and current or projected rents.

The renovations may take a bit longer and can be more expensive however, the final product is usually amazing! 

I think a good place to start would be private money as well as reaching out to hard money lenders and seeing if there are any products they offer that will finance just the rehab - best of luck!

Contracting by cutting cost, laying off employees, stopping production on the warehouse or manufacturing plants ect.

I highly recommend talking to Grant to go over loan products, he’s got experience in the area, loan products, and multifamily.

@Tracy Graham so there are some VERY distinct differences between these two products.  

if enough people are underworking, it will take a lot more than the top 2% to allow the non-productive/under productive to live a great life.Maybe technology can save things, but in the absence of technology, I fear the US falling from highest GDP over the next generation. 

Most DSCR products you will find are about 80% LTV.
