Hi,Does anyone happen to have any lenders that can do a no seasoning cashout refi at 75% or more LTV using current appraised value?

I am looking for a private lender to finance my rehab on an already owned, gutted property in a desirable neighborhood of the city (Upper Lawrenceville): demo complete, structural engineer sign-off, architect-approved design to move the stairs (which is not a small deal in Pittsburgh), and city permit.

lender stated the entire property would need to be painted has anyone ever come across this on this type of loan? 

And I would recommend looking into DSCR loans or private/hard money.

I use a hard money lender, where they typically require 10-15% down payment on purchase of an investment property, and they fund the rehab.

Wanted to check if that is true and if it is just lender specific or are there any legal laws around it.Thanks
