My servicer charges me a premium for a note that's in BK because it's a little more complicated for them monitoring the situation - they won't let me monitor the situation because, I suppose, they have compliance issues they have to legally abide by.

You can get pricing for all of it, however you might be paying a premium for one stop shopping.Once you have your take off of materials, it becomes easy enough to send that to different places and get pricing.

You have to study the neighborhoods and areas you are interested in.See what properties are selling for and what they are renting for.Then just run the numbers and analyze the deals.I think you'll quickly find that South Florida is not really a cash flow market though.Price to rent ratios are horrible and properties sell quickly and at premiums!

I don't know your borrowing risk but Real Estate investments in general have a way higher Risk Premium than that.
