It is not possible to time the market, period. 

I would say "intentional consequences". the goal is to make you destitute and dependent on a state. period.

We are not interested in renting monthly off season, so we work on it during that period.  

It’s common to only show homes once in contract since COVID but contingencies and “due diligence” periods are all state specific.

If you really are interested make an offer contingent upon 14 day inspection period 

The CPI (which leaves out fuel and food) exceeded 4% over that same period. 

In the absence of actual knowledge of abandonment, it shall be presumed that the tenant has abandoned the dwelling unit if he or she is absent from the premises for a period of time equal to one-half the time for periodic rental payments.

I try to go by periodically and check on it, I was actually there just last week on Tuesday making a repair and noticed the grass was getting tall, I did not look in the backyard, which was where the 5 foot tall weeds were down a slope.

Our understanding is that this is consider a Capital Expenditure and if gets depreciated over a period of time.

I know with the brrrr strategy I would be able to recycle capital and do more deals in a shorter period of time.
