My favorite saying is "applied and accurate knowledge is power".If you learn something accurate but do not put it into practice you will get zero results. If you take inaccurate or half-accurate information and apply it you will not get the results you want. The combination of what you just learned being accurate and correct and the implementation is what makes the best chance for success.I usually just look at the books for free and pick up tidbits that way and read on this forum and also read state statutes and federal statutes.Tons of fascinating info there you didn't know.

For example, I have seen it to be very popular in AZ to use some very dark colors on walls, that would never fly here in So Cal.That said, brands are of less importance than the actual color choices.

If you pass, then you enter into a section 8 contract. As for saying no pets, you can say that you don't accept pets, but as you probably already know, without citing the sections of the federal (ADA) , California state (FEHA) , and municipal laws (I am sure there are some LAHCID regs on this), I will just say that you cannot legally discriminate against disabled tenants who have service animals by claiming it violates your a no pet policy.

Our federal return remains the same but our state return is about $1000 lower than normal because CA doesn't have capital gains and it is taxed as normal income.
