-I spoke with the lender who admitted to me on the phone that the buyer never filled out the loan application, and that they gave income and employment information on February 5th, days before my listing was under contract or even on the MLS.

We'd also, I suppose, have the option of paying a licensed/insured contractor by the job to do it, and just having a few guys to call for maintenance calls, therefore eliminating our payroll entirely as well as our workers comp costs, etc.

Another year another opportunity for where one might receive applications from Independent Contractor (gig) workers.Does ANYONE have a process that they use to manage the risk associated with taking on Gig / Lyft / Uber drivers as tenants ? 

There was no plumbing work required (thank god).  

I know a van isn't exactly cool, but I see quite a few people who use them as contractor vehicles.  

Would like to know recommendations for a contractor? 

As far as labor goes, the windows were the only part of the rehab that was done by an outside contractor and they were $275/ea installed and there were 9 windows. 

The contractor knows this.
