But, bc of the exact risk you mentioned my attorney is looking at my association docs to see if we can tweak them to officially document that the "association fee" will be paid monthly and the dollar value will be equal to the master policy but that all other major expenses would be split 50/50.

Part of your answer will be state specific, and part will rely on the language on the underlying mortgage, and part may rely on how you interact with the first mortgagee.
