But, I don't seem to get any motivated sellers to call.I'll usually get other investors/wholesalers and sometimes real estate agents.I guess its not bad to have other wholesalers/investors call you, because they sometimes do have some good deals...What do you guys think of this marketing channel?

If your city doesn't have an official agency like a land bank then I would go to the town hall and start asking around.

The main reason I am concerned about zoning is just because I will be claiming this as official income (instead of just having my friends pay me in cash or beer or whatever) I don't want something to come back to bite me later if they go to check on all these things.

Visit places where you can meet a lot of people and hand out a lot of flyers/cards, etc.If you have produced ANY deals - and it sounds like you have - you are now officially BETTER at this business than all the people who just TALK about doing it.

Every once in a while, you will find misplaced deals in the retail channel and sometimes you can negotiate non-deal listings into deals.
