Non owner occupied you pay taxes on the profit of a sale unless you 1031 exchange.  1031 has some challenges but there are experts that can help.

Hi Jonathan, I just worked with a mortgage broker who specialized in non-warrantable condos.

My problem with the 3rd (and easiest for the landlord) method is that could end up being quite a few people who don't have a chance of qualifying that end up paying a non-refundable background check etc fee. 

I would, if my property, file a notice of non-compliance with a notice to cure or vacate.
