I was wondering if any of you experienced entrepreneurs had a better way of dealing with this situation.

If you do not get it, you will have a situation where you need it.I have actually made a claim on owners title insurance before.

Since these sub 2 transaction to you and me are simple and we fully understand they them mr mrs  it.. probably does not understand the gravity of the situation and that they should not be selling this way as the risk is far to high in most all cases.
