What would be the best and smoothest way to transition the tenants to a different payment option?

These were the options that were presented in the signing documents as well as the option for the amount I'd like to initially draw.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Interested to start with small multi family homes in DFW area and grow from there. 

We're hoping to do seller financing when we buy our first rental investment property, so I'll be hand-writing letters to long-time owners of rental properties (mostly single family or small multi-family).

I am thinking several options. 1.

They've made Detroit real estate investing a viable option for someone like me who values a hands-off approach.

I can put X down and would you seller finance or lease option the rest for a 12 month period or 24 months so I can have 2 years of work history and then get conventional financing?

We plan to utilize hard money but I am interested in opinions for other options.
