The guaranteed rent payments are one of the most alluring features because the housing authority pays all or most of the money immediately, minimizing the possibility of payments being missing.

So, I borrowed the money from the person that stayed in my first house as she had just sold her house and made a fair amount of money off of it.

That's a lousy spend of money.

Soon as they’re notified there’s money to be had, all the relatives who never gave a s—t are hiring attorneys to press their claims.  

I knew how to get the money and they knew the nuts and bolts.

Not to mention if there is a premises liability claim amongst many other incidents that could arise at your property, the plaintiffs attorney will file their claim regardless of who the true owner is because it’s the insurance money they are chasing. 

If you are looking to make some money and have a place to use 4-5 times a year, then from that aspect it's a great investment but solely looking at numbers I could find others that perform much better.  

I’m not here to yell you not to do it but I’d spend a good 80 hours obsessing on this forum and reading books like @Brandon Turner no and low money down before you take the plunge in to Brian Page.

I generally think about this from the perspective of time vs. money.
