Is there anything you all recommend to do to get serious applicants that wont flake the moment they are offered the property?

While I would like the 'feel good' moment of helping Josh out with $40k I certainly would like to keep it in my pocket as well :mrgreen:

Human nature seems to want to see how close to the line they can get, so if no late fee is charged until the 3rd, then they generally won't pay until the last moment, and there is nothing we can do about it, right?

At the moment renaissance fairs are one hobby.

Our plan at the moment is to rent it out at some point in the next 3-5 years and ***hope*** that in the long-term maybe 10-15 years - we might recoup some of the value.
