I was going to purchase another one that had a mobile home in backyard as well, only reason I didn't is Agent mentioned if no license provided then I couldn't rent it out and would have to pay to remove it.

If you have a good CPA, he/she probably has a few ideas (and other clients /your future partners) on how to exercise your capital, take care of the tax man, and keep help you keep your time commitment under wraps.To answer your question, I would buy a few acres of scraggly sagebrush near where I live, subdivide into quarter or third acres, drop brand new mobile homes on each parcel, convert to real property and sell.

Otherwise the house is what I'm looking for, no HOA, large lot, 2006 built/newer and 2.3K sf. 4 bed 2.75 bath, like the layout, modern kitchen but not new construction fancy...but like I said the house is roomy and the layout is great for me.I offered 423K on account of carpet, fence, time on MLS, etc.
