I just got possession of a rental property on July 5/17.

This is an official notice and includes the date they will return possession of the unit back to us.As soon as we know their exit date, we can put in motion steps to find another suitable tenant.

Lenders are so process driven, part legal and part model it just doesn't work for them.Some of the very small local lenders/banks/credit unions might be suited better to sell 1 asset off than the big national players.It feels like looking for a needle in a haystack sometimes!!

He also stated we first have to serve her with a notice to vacate giving her "x" amount of days to remove herself and all of her possessions before legal action is taken & then if she doesn't leave, file the unlawful detainer. 

Just a quick note.. the property you buy is in the condition as when you purchase,, you do walk thru right after and do a condition check sheet, So you then  have basis of what you can charge for AFTER that for any damages.. the conditon of the unit at your possession is what your buying,, so prior damages aren't something you can charge for.Ask in your purchase agreement building delivered empty.. would be best way, if you need to show it's income earning for your purchase with your bank,, then accept as is and do non-renewal as soon as you can get started with that process.. but be clear the new landlord must not change any lease terms with current tenants, you want them only on month to month terms for now. 

You may own the property, but the squatter has legal possession of it.
