To take it a step farther, you could pursue a relationship with your local housing related non-profits and perhaps develop a niche for serving low income renters with a constant stream of referrals from the agencies, and usually some financial backing from their rapid rehousing programs or similar aids. 

Low barrier to entry to become "licensed" by a government agency.  

The same thing for Title on our contract we had the seller paying 100% for the owners title policy, which apparently covers the title policy but not all of the fees associated with said policy (Mortgage recording fee, Endorsement Fee, Messenger Fee, Sub Escrow Fee, Mobile Notary fee).

I've thought about just getting a heloc and private lending but after paying the 5% interest, doesn't seem a lot left. maybe mobile homes seems a lot of work, and i'm afraid of out of state where I don't know the area or can check on my properties.

Perhaps thats how they have become so rich, by holding lots and lots of DEPOSITS with bids.Do they even have agency with the owner of what they are auctioning (ie the bank that has just foreclosed on the property or whatever)?

What money they owe me after that is turned over to our Collection Agency.
