I would look at other strategies too to open your mind. we do new builds single family and multifamily for investors here in columbus with 20% equity at a min. that strategy takes like 5 calls with investors just to get them to wrap their mind around it because it's sophisticated.

They are not horrible tenants I don't mind them at all, they have been there about 2.5 years.I am not the type of landlord to stay out of this because I truly care about the damage and frustration this is causing for my other tenant.

When communicating now, our agent seems to have forgotten that this was the case when discussing putting the unit up for rent and notes that it hasn't been actively shown until after the repairs were done. 3) repairs costs - when our tenants moved out, i saw the repair cost for items.
