I need the mental cue and you would be surprised what people say when they look at a place.

I can only hope that you are fully prepared mentally and physically for what is about to come, because the media certainly makes it look easy and I can tell you after watching my wife (@Heather Hopkins) it is not.

Conversations are much easier to have with this mindset versus a lack of or sales mentality.

I still recommend I­­t to people I know who are stuck in that rat race mentality.

I wasn't even going to respond until I read your last post;  but if I was in your shoes, I think I would've gone mental on Andy by now.  

Both are still wrecks, the value of both are less, the mentality of the borrower has already been tainted and in a different mindset than a more credit worthy borrower.

@Corey Demuth they got divorced, or September 2008 ... 100% of all real estate failure stories that don't directly involve mental illness.

Thank goodness too, cause I went completely off my mental script I had practiced.

While each deal should stand on its own, having a bigger picture mentality can help you to keep moving forward.  

Once we had a S8 tenant that started doing weird things and started being stubborn, as a result of a change in her mental status.
