I would love to hear more about the midterm rental market in LA.

I've spent the last year following the real estate market and learning more about it, finally feel ready to make the jump to invest (especially since the deals are coming out to light). 

I've ran the numbers, we would get it for around 35k, about 35-40k in repairs and the ARV is right around 120k depending on the current state of the market.

Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.REAL ESTATE IS NOT EASY!!!

As far as the market, I would not make your decision on timing the market.

I've operated MTRs in several markets and have seen 75-80% occupancy on MTRs that can't be rented as STRs due to regulations (ie we don't rent them as a hybrid MTR / STR strategy).

My other option to house hack is Pittsburgh as I have family there but the property taxes are insane and it seems like the room rental market is very college oriented (I could be wrong.)I'd appreciate any feedback on Hagerstown and househacking.
