I recommend going with a specialist attorney.Typically we don't have to deal with it because we mainly do flips, but sometimes we pick up auction properties that require an eviction.

The issue is buy, fix, sell.Leverage however, can cause UDFI, in which case depreciation is allowed against that.So leveraged real estate is a nice feature inside of an IRA.

One of the main advantages I see would be that I could have say 4 properties if I could find 75% financing and achieve a higher return (I am looking a long term wealth compared to current cash flow) AND I would have quadruple the appreciation.From a legal perspective, I will let others chime in.

I went from a response rate of almost 10% in Jan 2013 with 634 letter sent and two closed deals to where we are today, which is increasing our budget to 2500 letters monthly and a response rate of about 3% and only two closed deal in the past 6 months (though our increase in mailing mainly took place recently in Nov 2013).
