High jobs growth and lower than average cost of living, low property prices and some of the lowest property tax rates in the country.

There are definitely comps in the area, just lack of consistency.I know there is always some level of risk but I'm trying to at least take on a manageable amount and be realistic about the sales price.Any advice for a first timer?

It's new price is even lower @$335,000 as of 1/17 according to Zillow and Realtor.

The options are either pay more for lower returns or go out and find the deals on your own.

Usually properties that bring in a lower rent also have less overhead when it comes to upkeep i.e. no HOA's, the property is smaller in general so repair costs are less, and so on. you really need to look at the overall investment and factor everything in because in my opinion rental price is just one aspect.

If you purchase the property at the right price it should lower your DTI.

You're right-it would take an unprecedented level of co-operation between all the heirs to ever consider taking on that chore!

You don't have that level of flexibility with the IRA.

The appraisal my be lower but it will be better than paying all cash if you dont have cash.
