That is as far as I would go.You can find lenders who will go farther but unless you have some good backing you are IMO pushing the limits.

I only had a limited view of 2 of the kitchens and they both looked pretty bad, so I can only assume they will all need new kitchens and appliances.

The Loan Officer I spoke with told me that a HomePath Mortgage wasn't an option because they won't do a loan on anything under $40k and that is much better than the $100k limit that most of the other HomePath lenders are currently working with on NOO properties.

Corey, I generally agree with your message but I have to add that sometimes a lender's upfront fee is necessary and may not indicate a scam.I've dealt with borrowers who have a great aptitude towards their project and even greater passion for their business but have very limited skill in presenting that aptitude and passion on paper (or in emails) or in presentations to investors/lenders.

That said, I am surprised at all the pro 401(K) positions from a lot of good investors in this thread.Matty M Aside from the tax efficiency, matching, and higher contribution limits, I am in favor of self directed 401Ks.
