What I got back from one of the cities is a list of code enforcement complaints from neighbors of problem properties who have made complaints ranging of all sorts of things such as burnt lawns, overgrown vegetation, abandoned cars left on driveways, furniture being left in the front yard, occasional building permit issues.

@Roy Gutierrez Would it be less expensive to turn the downstairs bedrooms into a larger master bedroom and a small 2nd bedroom, then convert the bungalow portion into one or two additional bedrooms?

If you're just starting out and are short on funds, try wholesaling for a while until you have enough cash to invest in buy and hold.Once you start buy and hold, continue wholesaling as well for cash to buy more buy and hold.Once you get to, lets say 10 buy and hold properties, and have been wholesaling as well, maybe it's time to do a 1031 TDE into larger multifamily (think 50 doors or more) where you can control the value of the property better.

Hey Joel, Excellent and Valid point for persons holding a larger portfolio than I am.At this point on My investing journey, I consider My time to give haircuts as My advantage against more experienced investors, whom I am actually counting on having that attitude.

That tells me about neighborhoods.But to shut off areas in the Suburbs, seems (and I am not just saying this to you, but to all that put their feet down on the argument of suburbs or city) sort of "uppety or snobbish".
