Can anyone recommend a reliable contractor for a 4 unit rehab job in Birmingham?

My point is property management is a job and people should get paid for doing a job. 

All in all, to answer your question, if you have done jobs with your guys before, you can bargain with them for good prices, always get 4-5 estimates per job and make sure that you are getting a price that makes sense.

Hes very good at his job, and has lost me multiple deals because of how thorough his inspections are.

Houston is the 4th largest city in the US for a reason...jobs...and jobs are not going to go anywhere until alternative fuels have been found!

I'm curious if most investors here still have a day job and just invest with extra money versus being involved with real estate full time?  

Lawns can go to hell quickly, I wouldn't expect a tenant to maintain it and do a good job.
