Truth be told is that buying is list is not always the best move to go if you really want a targeted fresh list.You will need to capture your own leads from people who are ready to do business.

The only thing I would add to his answer is that the payoff statement from the lender will have a specific date on it by which closing must happen, otherwise a per diem amount will be needed to go beyond that date (or even a fresh payoff statement might be needed). 

All this is fresh and I'm sure its going to get worse before it gets better.  

So you have to pull out the fridge -- if your breakers are blowing that often, then there's something else to investigate, not the placement of the box.

Make the house too nice, too fresh, and people get cautious and wary.

Was just looking to see if there are any creative strategies this guy may have that I could investigate for him as I am pretty new here.Appreciate the response.
