In some states, I've heard they can get someone out in a month.But one last thing I'd add to the decision points is that sometimes when the market has a bunch of great points in its favor, it may become oversaturated with investors to the point that you can't find many decent deals and/or it makes it harder to rent the houses because there are too many rentals.So there is something to be said for being a little bit contrarian.

The reason I say this is because just last year I made the decision to buy my first SFH at the age of 23 and I didn't know much about real estate and definitely didn't know of BP.

And even on the ones that do them, I think their lending decisions have a bit of a red flag mechanism where if they see you doing a bunch of cash out refi's, at some point, they're going to wonder if you're overleveraging yourself and taking all the equity out of the business.
