As for your duplex, I think BRRRR is a dominant strategy to leverage your investments.

I worked hard and sacrificed a lot as a 26-year-old RN to finally own a property and was excited to implement the strategies that I have learned through the biggerpockets community.

In our markets we pitch the floorplan we have and build cost and then help identify lots that can be built around and analyze the submarkets to see where the investors and us both agree to be the best fit for their strategy (hold or sell for a profit since we build about $155 a sq ft with margin and homes sell for $219 per sq ft on average) and based on that we build it on their construction loan.

With the third of the ten strategy / fact-finding meetings pending, I wish I'd signed up a year ago.

- What is your automation strategy especially cleaning scheduling and dealing with customer requests, esp. at midnight?

My concern is the service is quite expensive for the first three months where they help you plan you strategies for investment  path.
