I'm New to real estate investing and we are looking to buy our first investment property in the coming months/year.

I purchased J Scott & Dave Meyers book real estate by the numbers from BiggerPockets bookstore a few months ago.

I know I'll have a vacant place for quite sometime as it is difficult to find people to rent these rooms during this time of the year.

I noticed a lot of posts in the facebook groups I am part of both on BiggerPockets and other real estate investing groups in the last few weeks.

These days, ads have expanded dramatically and can occupy a significant amount of “eye real estate.”

I did not call the insurance adjustor yet because I wanted to fix the roof asap because its been raining every day3) Since they switched the insurances on me after the hurricane, I will be asking the insurance that held the coverage during the hurricane to replace the roof (if I go that route), is there a time frame where the insurance company will refuse to cover and say that they wont cover because it was too long ago?

the market is unforgiving right now and successful investors are going to be those who are willing to be patient and put time in.  

I know some investors would give less time, but I have found it easier to work with tenants when you are fair.

My question is, when is it the right time to start using a property management software and which one would work best for my current situation.
