Aside from that, you're assuming risk unless you have an attorney you've consulted and have a contract that offers you adequate protection.In your situation, I'd be sure to vet the buyer very carefully- confirm everything with his lender...using FHA requires jumping through a lot of hoops...you want to make sure the buyer is qualified before tying up your property for 45-days and he can't perform...If you are comfortable with everything, just execute the contract and send it to your title company to start the title search- along with any earnest money (if there is any).

I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

I would start the search for the 5-10 units you are looking for but also keep looking for 4-plex units.

For the ones that I can't get good data, I expand time frame or search criteria and then usually use the lowest comp to err on the side of caution.
