How are you holding title to the property?

If there is nothing in the lease (and telling them they can't break it, won't hold), then they gave you 60 days' notice which may be more than required by law try to get it rented and let them know they are responsible for rent until the end of the lease or if it gets rented before that. 

There also doesn't appear to be any cracks in the exterior stucco on the sides of the house.Any idea what may be causing this?

It effects every aspect of the property and performance- the type of loans and insurance you need will change if you don't hold the property in your personal name. 

I have no idea if I am posting to the correct forum or not, but I had a wholesaler bring a portfolio of properties to me the other day that caught my interest.
