Honestly, if you aren't looking to sell real estate, use the materials as a learning resource and work on finding an experienced investor friendly agent that you can develop a long term working relationship with. 

My next relationship was something different.

Notice, discounts are the items listed on line(1) above, so the factors are:need high GSI,low expensesand a historic low vacancies (ie you can beat the Vacancy rate)However, learn the Class {A,B,C} rating system and then be sure to buy A or B properties in growing communities and neighborhoods.

If they would just like to get on a buyers list or just build a relationship or friendship that's all great too.

Also understand that buying from a TK provider, you are buying close to retail pricing but you are paying for the convenience and the long term relationship.

They are now having relationship issues and the house is suffering along with them, its really messy, not like a crack house, but everything is on top of counters, dirty clothes piling up, floors haven't been washed in months.

Aside from it being a short sale and I am sure some of you know how difficult these can be, what was even more so challenging was that this property had tenants, the seller lives in Hawaii, US Bank is think is located in the mid west and my Buyer, wasn't a direct relationship but through a whole seller. needless to say thing did not go as planned, but the bright spot is simply this...

TICs grant the title needed to market the property as a bonafide owner.Real estate agent on much less exposed to claims of net listings or agency relationships being in title with a TIC.Without being on title, it is hard to get permits and hire a contractor.
