This is just my opinion and it’s based mostly on areas that had relatively stable cap rates and modest rent growth projections to begin with.

It will take a long period of growth to "get back" what has dissipated.

The positive that can come from businesses that survive is they discover other parts of their business for growth that they likely did not know existed or gave much attention to.

For years investors have been living high on the hog, borrowing money from the banks at 3-4% and buying assets that cash flow 5-7%, not to mention appreciation and rent growth - hypocrisy at its best.
