There are apps and software programs you can use to automate this process once you're at that stage in your business growth.

The ease of use, the ability to have your accounting software and management software all in one spot, and the access for tenants and owners is all good stuff.

Online forms for tenants, income and expense tracking, auto add late fees (or other charges you may have), rent collection, integration with other applications, ability to store documents, etc.   

But you sacrifice the ability to both get an advantageous tax rate or defer that tax. 

HI Scott,If it were me (since there is no clear cut culprit, and it's not worth T-ing off a possible innocent tenant with a bill),I would simply warn them both verbally (door knocking), not to do this, and say it cost X to fix it, and say if it happens again you will bill them for it (although you don't have to follow through on this).

Not sure if you have considered it but we are experiencing a major growth all over Texas but more specifically within the Texas Triangle: Dallas-Ft Worth on the north side, San Antonio on the lower west side with Austin-San Marcos-Round Rock in the middle and Houston on the east side. 

I just read that the bay area growth has slowed to 5%.
