I do not charge, and the venue is happy for us to come bring them money with beers and food being purchased.Depending on your preference, do the other stuff in your list instead... have speakers, topics, etc.

People do not go there because it is the greatest food in the world the go there because they know what they are getting and they can COUNT on it day in and day out.

So you do not use the cap rate of the property you are analyzing... this is what led you to chase your own tail (or cyclical nightmare, as you put it).As far as the article that you referred to, well... you need to read the articles on BP with a grain of salt.

Full disclosure, he is my dad, so grain of salt there, but might be worth a call for you two.

I have been really digging Cleveland as a city, so much cool beer and food and really friendly people.

I don't know what rents are like in that market, so take this with a big grain of salt.  

So.... if they bought the house only a few years ago, then maybe not a big deal, but if they bought it a long time ago and it has a low assessed value, this could mean major dollars in terms of property taxes every year, which is often overlooked.Hope that's some food for thought. 

I know the post you are talking about, and I recognized it as a lot of jadedness, but as someone who has dealt with most of what he was bitching about, I saw a lot of grains of truth to it.
